Too often, people who perform vital public services can’t afford to live in the communities they serve. 

That’s why I and my Prosperity Mortgage representative have created the “Teachers, Firefighters, Policemen and Nurses” Homeownership Program. This beneficial program is designed to help vital public servants buy their first homes or move up to a bigger home. These very special members of the community include: State and local police, firefighters, school teachers, and certified healthcare providers.

General Information and Program Highlights

  • This program offers 100% financing ...

    • If you have a credit score of at least 620, Prosperity Mortgage can lend 100% of the sale price, up to $417,000.

  • 30-Year and 40-Year Fixed Rate Mortgages Available ...

    • Interest only and ARMs are also available under this program.

  • Flexibility in Qualifying Ratios ...

    • The qualifying ratio can go as high as 50%.

    • In addition to using your verified income to qualify, Prosperity Mortgage is also allowed to use certain additional, undocumented side income.

    • Prosperity Mortgage is able to use certain rental income that you may receive from roommates who plan to move to the new house with you.

  • The seller is allowed to pay 6% towards closing costs ...

    • So you could buy a home with virtually no money paid at the time of closing.

  • There are no income or property location restrictions for teachers.
